Lake Las Vegas is a large master planned community in Henderson, Nevada. The community was planned for three golf courses, casinos, hotels and a variety of home types. The developer created a master plan that was not supported in the marketplace, but the developer obtained a $500,000,000 loan and dispersed the funds, leaving the project insolvent. The law firm of McKool Smith of Dallas, retained THK Associates, Inc. to prepare retroactive market analyses and appraisals for all the land uses, private and public golf courses, significant resort/residential uses, hotel, and retail commercial uses, to demonstrate the lack of market support and overvaluation of the community by their appraisers. Depositions were given and the case settled before trial. THK’s market feasibility and appraisal resulted in a very substantial settlement for the client.

HROP Law
Services: Appraisal/Expert Testimony
Location: Weld County, Colorado
THK Associates, Inc. represented seven landowners as an expert for HROP Law. The seven properties were being condemned by the Burlington North Santa Fe Railroad for a multi-modal container terminal rail facility. THK provided appraisals and assessments of damages, when applicable, for the seven properties. Five of the cases required depositions and three properties were tried by Commission or Jury. In each case, the award or settlement was significantly higher than what the BNSF Railroad initially offered.
Mullen Home – Archdiocese of Denver
Services: “As-Is” and “As-Redeveloped” Values
Location: Denver, Colorado
The Mullen Home property is owned by the Denver Archdiocese and was operated by The Little Sisters of the Poor for senior housing. After suspending operations for senior housing, THK provided an “As-Is” value and an “As-Redeveloped” value for the asset for planning purposes. The property is currently being used for affordable housing by The City and County of Denver and is slated for redevelopment for Senior Housing.
