THK Associates, Inc. was retained to determine market feasibility for a high-end resort community in La Paz, Mexico. The property spanned over 900 acres and included golf courses, hotel/resort, marina, single-family, townhome, condominium, and fractional residential uses. Upon completion of the market analysis the land plan was refined allowing the development to proceed.

The Occano Golf Course Community, previously known as the Scotch Hall Preserve Arnold Palmer Golf Course Community, is situated in Merry Hill, Bertie County, North Carolina. The Occano Golf Course community features luxury waterfront living with scenic views of the Albemarle Sound and Cashie River. Residents and visitors can enjoy additional amenities such as boating, fishing, and nature trails, making it a popular destination for those who love outdoor living in a peaceful environment. This analysis assessed the future market potential for the community’s residential development, golf course operations, and various amenities. THK Associates Inc. evaluated the market prospects of finished lot sales and managing golf course operations within the Occano Golf Course community. Development began in 2007 with plans for around 1,252 residential units. As of 2021, approximately 107 lots had reportedly been sold, with 40 single-family residential units constructed. Drawing from historical lot sales, re-sale data, and competitor analysis, THK Associates Inc. provided recommendations for lot sizes, base prices, and premiums for properties with views of the Sound, water/pond, and golf course. After evaluating the golf course and residential development potential of The Occano Golf Course Community, THK Associates, Inc. also developed cash flow projections for both the single-family lot sales and development potential and golf course operations.

Location: Black Hawk, CO
THK was retained by The City of Black Hawk to execute a comparative tax rate study regarding gaming taxes collected from the Black Hawk Casinos versus taxes collected in 33 other surveyed gaming communities throughout 15 States. Taxes outlined included gaming taxes, device taxes, license fees, property taxes and admission taxes. At completion of THK’s analysis, THK was able to identify areas in which Black Hawk could refine possible tax/ revenue sources for financing their resort improvements.
